Your Proposed Sale – Questions to enable Contract Preparation

To enable us to prepare the contract for sale, would you please advise us the following:

5. Does the property have a swimming pool?
(a) Is your pool registered with the NSW Swimming Pool Register?

6. Have smoke alarms been installed?
7. Notices – have you received any notices from Council, Sydney Water or any other government body which affect the property or requires work to be done or any notice of any proposed or current development approval and/or applications in respect to any adjoining property.

8. Rights of Way – have you entered into any agreements with any adjoining owners relating to rights of way over the property or prohibiting any adjoining owner to use any part of your property.
9. Drainage – are any downpipes from the roof connected to the sewer?
10. Are there any drainage problems that affect the property?
11. Are you aware of any asbestos, hazardous materials, infestation or dilapidation on the Property?
12. During the past 7 years, has there been any water penetration/leakage issues on the property?
13. Are you involved in any disagreement, dispute, legal action or correspondence with any neighbours in relation to any issues such as fences, trees or drainage?
14. Is the property to be auctioned or sold by private treaty?

We are required to verify your identity. A separate email with a link will be sent to you that you will need to complete as soon as possible.

We will advise our professional fees in the next few days. Out of pocket expenses including searches and enquires to complete the contract will also be payable. These disbursements usually range between $750 to $1,200 depending on the property. In some cases, new survey reports and/or council building certificates will need to be obtained and quotes will be given for these disbursements if and when necessary.
